The basics
A home equity line of credit (HELOC) is a revolving line secured by your home. It sits behind your current mortgage as a second lien, so your first mortgage stays as it is.
How you use it
During the draw period you can borrow what you need, repay, and borrow again up to the line amount. After that, a repayment period begins. Terms vary by program.
How the line is sized
Lenders look at your home's value, what you owe, and the program's maximum combined loan-to-value (CLTV), plus credit and income. Line amounts vary by program — Daniel will confirm what fits your scenario.
Rates
Many HELOCs have a variable rate tied to an index, and some offer fixed-rate options for part of the balance. This site doesn't publish rates; Daniel provides current terms in writing.
